We have personally selected a small number of properties in the Olargues area to promote and manage for rental to guests wishing to discover this unspoilt and authentic area of France.


Quality and personal service are watchwords for us and therefore we will only add to our rental portfolio if we believe that standards will not be compromised by taking on an additional property.

We usually visit the property initially and assess the facilities and contents for suitability for rental and compliance with French rental legislation etc. We can also give advice regarding weekly rental prices according to the season. We are keen to promote a range of rental properties to meet most budgets for families or small groups. 


We also look after some luxury rentals on a meet and greet and problem solving basis.

Pauline Giles is helped by a small group of local residents to provide a quality service to guests who choose to select one of the rental properties. Pauline and her team are all huge fans of the area and are more than willing to share with guests their tips on the best places to visit, the unknown walks and the pleasant restaurants and bars worth discovering.

We use conventional and Internet advertising including our two websites, as well as word of mouth and our contacts in the area - amongst many other functions Pauline was instrumental in setting up the Local Business People’s Association and is a member of the Caroux Tourist Office.

Outlined below are the different types of services for holiday lettings which can be provided and the related tariffs.

1.   All-inclusive complete management service:

We can source and manage rentals for you secured via our English and French websites and our local contacts for 20% of the rental income received using Haut Languedoc Property Services’ rental documentation and systems for the peace of mind which they provide. These systems have been tried and tested over many years and help to protect the owner against most of the pitfalls of property rental, including non-payment. They also provide for financial penalties if guests fail in their contractual responsibility to pay on time and to return the property and its contents in a reasonable condition.

This service includes all administration such as reservation confirmation, chasing & crediting rental cheques, issuing a reservation pack (full house details & brochure, standard rental contract in compliance with French legislation for property rentals including translation; inventory and rental conditions; local information, directions to the house etc.); problem solving, damage deposits, meet and greet services and checking the property and inventory when people leave, including preparation for the following rental.

2.   Rentals sourcing & management service excluding meet & greet etc:

Rentals sourced by us would be charged at 15% of the rental price for booking and contract administration: chasing & crediting rental cheques, issuing a reservation pack and progress chasing for balance of rental. Meet & greet, problem solving and dealing with the damage deposit cheque, cleaning and laundry services etc would be done by you or your chosen representative.  

We can also provide back-up for rentals on a meet & greet and problem solving basis if necessary.

3.   Rentals sourcing only

If you wish to do all the admin and management yourself, then 10% of the rental is charged as a sourcing fee if we refer the client to you from the booking stage. Then any additional services required such as key holding, meet & greet and cleaning and laundry services, problem solving etc. that you ask us to provide to your guests would be invoiced separately.

4.   Management of rentals sourced by you

Any rentals sourced and managed by you up to guest arrival can also be accommodated by our meet and greet service which is invoiced on an hourly basis.  

Alternatively we can take over from the booking stage for such clients and do all the administration up to arrival for 10% of the rental price. Again services such as meet & greet, problem solving, cleaning and laundry etc would be invoiced separately as required.

All the above fees are exclusive of expenses (postage, telephone, emails, fax, travel etc.), which are charged at cost.
